She was even able to get the seller to pay for a portion of closing costs and reno costs. Would HIGHLY recommend Monument.

I recently worked with Joel Ramirez on listing 310 Silver Creek Dr; Duncanville, TX 75137, MLS #14750009. We submitted an offer 1st $40k above asking $157k, then he lowered the price $30k for some weird reason, so our offer was $70k over asking. No Option Period and No Contingencies. They had an open house scheduled a week after the 1st day on the market. There are a lot of "fishy" things with this listing. Our Offer did not get accepted, which was weird, and it probably never got presented to the Seller. This Brokerage has had similar issues before with their client/offer practices. No listing agent sign in yard, a huge price drop after thousands of views in 1 day (looks weird seeing as you had plenty of interest), the listing agent changing the remarks telling the agents to run comps and submit with offer (I've never seen an agent do this), and lastly promises to deliver my offer to seller this Saturday when they return out of town (this was to be 5 days after my offer was submitted), but then out of nowhere they choose another offer. I believe they're giving this listing to a friend or something unfair, since I believe my Offer should've been accepted. No one I know has ever submitted an Offer $70k over and they not win the bid! Be aware these agents may be shady and dishonest!

Our experience with Monument has been a complete disaster. Do not do business with this company. The agent, Kensey Chase, told us via email that she planned to have her buyers not pay the earnest money stipulated in the contract. The contract she drafted contained 0 days for option, therefore, the contract went "hard" as soon as all the parties signed and escrow was to be paid by the cutoff date contained in the contract. However, she remained defiant and threatened to have her buyers default on escrow. Our Realtor had to firmly remind her that even if her buyers wished to terminate the contract, they must pay the earnest amount to the escrow agent per the terms of the contract. This was only the beginning of her overall incompetence in regards to this contract.

Kensey then proceeded to slander our integrity by claiming we committed insurance fraud and allegedly pocketed the money from a claim meant to replace our roof. In reality, there has never been a claim paid out on this home since we took ownership. She used this to build distrust between us and the buyers. She then damaged our ability to relist in a timely manner and used our hard contract as her own 12 day option period. We have yet to receive all quotes for said repairs which are truly upgrades that contribute to the $30,000 concession on a no option period contract.
Furthermore, her relationship with the buyers son, clouded her ability to fairly represent the buyers in this transaction. She treated the purchase as if it were her own home and declined offers we made before bringing said offers to her clients.
I will warn anyone who will listen about doing business with this company. They caused so much unneeded stress during such an important time for our family.

Even with the craziness that came with the summer of 2020, she managed to find us a wonderful buyer (within 3 days) and the home of our DREAMS. Trust me -- she worked for it! We asked to explore all of North DFW neighborhoods, only being available nights and weekends. She answered every call I placed, every text I sent, every crazy idea I wanted to explore. As we came so close to finding our dream home she continued to help us refine what we really wanted and she found us the home of our dreams!! She helped us a win a multiple offer situation that was attractive to the seller but also fit our budget and needs. There truly are not enough words to express the gratitude my husband and I have towards Sarah. She is world-class, incredibly talented and a pleasure to be around (even on long, hot Saturdays looking at homes in Texas!) Thank you Sarah & the Monument Team for a wonderful experience and helping us get a home that we only thought existed in our dreams!!!
