I've purchased and sold an number of homes - there are listing agents, buyer's agents, and then every once in a while you find someone exemplary like Briant Patterson who is a true realtor in every sense of the word.

Briant recently sold my house in the toughest conditions the market has seen for decades; the impact of COVID and an economic downturn was hitting both Sellers and Buyers hard. It was commonplace for homes to fall out of escrow 3-4 times before finding a qualified buyer. Homes that were previously selling for well over ask in only days were now sitting on the market for months. It was looking pretty bleak when I listed, suffice to say.

In those tough market conditions, Briant sold my house in no time flat (1.5 months from listing to close), at a price that was fair to both myself and the Buyer. During the sales process, I had already moved to a new place in a different state, and Briant was the consummate professional. He kept me apprised of the status of my listing daily, made himself available to speak at times that were convenient for my new timezone, and really just marketed the heck out of my property-for-sale. He spent a lot of his own time (without my even asking!) holding Open Houses, putting up promotional signage, and proactively looking for Buyers in ways that I have not seen any other real estate agent do. Bear in mind that Briant sells a lot of luxury homes in the multi-million dollar range (sometimes in the 8-figure range), and yet he treated my $1MM listing with just as much care as he did any other listing. I can't tell you how impressed I was with Briant's can-do attitude and knowledge of market dynamics across all price ranges.

Here is the #1 reason I'm happy I worked with Briant: I received numerous offers on my property. However I did not feel many of the offers were well-qualified. Briant was kind enough to cross-qualify Buyers and make sure it would be a good escrow experience for my both myself and the Buyer. This meant making some tough decisions such as declining offers which looked good superficially, but upon further cross-qualification, looked like they would not be able to get funded and close. This saved me immense frustration and avoided wasting both the Buyer and I's time and money. We ended up closing on the first offer I accepted! What a huge win! I got my home sold, and the Buyers also got a house they loved, all without the troubles that so many other transactions got themselves into.

If you are looking for the absolute best realtor in Southern California, look no further, you have found him. In particular, if you are in Orange County, that whole area has been Briant's stomping grounds since he was a kid and there are zero people - realtors or otherwise - whose knowledge of the area is even close to Briant's. I am picky about who I do business with, and Briant has earned my highest recommendation.
