She walks briskly, sits down to business, and has all the necessary information, histories, comparisons, legalities, and references at hand.- plus a sympathetic understanding that, especially for senior citizens like ourselves, a complete change of household, downsizing and moving to another state can be a challenging and daunting task. But her encouragement and optimism regarding our home - she felt the time was right and the future was promising - were reassuring. She gave us thoughtful and stern advice on preparing our house for visitation. With the help of Coldwell Banker's photographer and videographer, she oversaw a beautiful on-line presentation of our home and the town we lived in. Her optimism proved prophetic. On the March day our house was listed, we had our first offer - for full asking price. The day of our open house, we received our second offer, well above the asking price, which we were completely happy to accept.
Papers were signed and negotiation with potential buyers began. After inspection, the buyers requested certain improvements, such as replacement of a water heater (which was old) and re-pointing masonry on the chimney. Fiona was crucial in helping us to engage a plumber, with whom she herself had had a good experience, and a mason who came highly recommended. At her request, they prioritized our work. She told us what permits would be required. She also helped us negotiating another project: replacing a railroad-tie retaining wall in an outdoor garden. We felt this work would be better accomplished in summer when the lawn and garden were not saturated with spring rains. Fiona made this reasonable point, and buyers conceded. Our point: Fiona helped us not only with our own accommodations, but with reasonable negotiations with buyer, so that both parties came together with satisfaction.

The last weekend of normalcy before COVID began here, we were on our way home from 4 open houses, saw a sign for another one and thought why not?. We followed the signs for it and that house is where we met Fiona. We instantly could tell she was personable and not an overbearing type of realtor. Because of that vibe, we asked her to be ours and help us start our journey into first time home buying. Fiona was so helpful and patient in explaining all the processes to us so that we would understand. If we had a question, she would happily answer it. When we saw homes we were interested in, she would respond and set up a showing ASAP. Even during the height of pandemic, she was doing virtual showings for us so we could stay home safely. When our house popped up, she got us a showing within 2 hours of the listing being posted (first showing) and all of us believe that was key in our offer being accepted. If we did not have a realtor like Fiona who was on the ball, we may not have gotten our house. She was also honest with us when we were making our decision on our offer, and we also believe this was integral in us getting our house. Fiona assisted us with the sale of our house and the purchase of a new one. From the time we closed on the sale of our home to the time we closed on the new house was a total of ten months.
