Very careful with Cheryl Cardamon, she writes good over the asking price offers to multiple properties with unreasonable contingency (appraisal contingency i.e your property is 900K fair price and she offers 1.15 million (of course appraisal will come below 1 million, loan with interest rate below 3% or backoff, etc.).

Her strategy is to keep backup properties for her buyers while getting one property. The reason she writes good offer is that if her clients couldnt win the bid, she can negotiate the backup properties. If her client won the bid, she will back off from all the over the asking price offers.

VERY BAD FOR SELLERS AND AGENTS WHO ALREADY HAVE SOME OFFERS AND LOST THE CLIENTS) BE VERY CAREFUL WITH HER OFFERS. Unethical to sellers and all real estate agents, she should be banned from doing real estate agent.
