Stay as far away from buying a property listed by Janet Gillis at Motyka as humanly possible. Here is just a bit of what we experienced: - After providing a verbal acceptance to our offer, Janet threatened to rescind that acceptance if we did not waive our appraisal clause in full. Mind you we had already waived inspection. (Janet was not on the same page as her seller, which was a personal friend I may add) - Janet attempted to secure profit for the seller from the jump in oil prices between when the oil tank was last filled and the ongoing war in Ukraine. She tried to claim this was standard practice and went out of her way to request the market rate for oil, but in case you werent sure, this is not legal. Fortunately, my paralegal had the right experience to know that after I questioned the rate. - In order to meet the broom clean terms of the P&S, numerous objects from the yard (including a full size outdoor rectangular table) were tossed over the fence onto what is technically our land but what is only visible to our neighbors. Unfortunately for obvious reasons, we did not find this out until after the close and it was too late to secure funds for proper disposal. This was after she claimed a whoops for leaving trash in the attic, shed, and still additional garbage in the yard. I dont know if Janet hired someone to clean up or did this herself, but regardless, BUYER BEWARE. 2022
