From our first contact to closing date, the whole house-hunting process took less than 90 days. A big reason for this expedient timeline was Steven.
I was relocating to Winston-Salem from New England for a job. Steven came recommended by the relocation expert that works with my employer. Steven and I first talked while I was still in New England and hadn't yet moved to NC.
He proactively kept an eye out for anything that had just listed (or was going to list) that he thought might be of interest to me. Despite my somewhat eclectic and occasionally contradictory tastes, he did a good job of nailing down what I was looking for in a home.
When we started looking at houses, he was always on-time for showings and alert for a myriad of potential issues (e.g., water in basement) as well as nice features you might not otherwise notice (e.g., soft-close drawers).
He gave great insights on what would make for a competitive offer for a specific property, including when the asking price was too high relative to the actual value, and when the asking price was competitive enough that a multi-bid situation was likely. He never pressured me to make an offer or change one, but was a valuable advisor on how to make my offer most competitive in today's market.
To be entirely honest, I'm unsure if I'd be in the lovely home I have today if it wasn't for Steven. It had just come back on the market after the previous buyer fell through. We saw it the same day it came back on the market. I had some concerns about why the previous buyer had backed out, but Steven came through again with actionable insight and information on short notice...which gave me the confidence to make an informed offer before most other potent buyers had a chance to snatch it up.
When working with Steven, you'll definitely get the (correct) impression that he basically knows every reputable contractor and tradesperson in any line of work in the Triad. He cares deeply that a buyer performs all relevant inspetions. He made it easy to arrange for a respected inspector and surveyor and is a wealth of information about good HVAC, plumbing, flooring, and electrical contacts in the area.
Throughout this process, Steven was accessible and responsive by email, phone, and text. For urgent matters, he'd generally turn around communications in a matter of minutes, almost regardless of the hour of day. This would be impressive generally, but given how many buyer and seller transactions he does per year, it's really quite amazing how he's able to keep up with everything and stay organized.
He'd write up and send an offer at 9pm when needed. When my lender needed addition documentation, he was always on top of it. If I had a question or concern for the listing agent, he'd promptly ask and would keep me informed of the response (or status, if the other agent wasn't responsive).
Finally, Steven is also just a fun person to work with on a real estate transaction. He keeps things in perspective (and helps you stay in perspective). While he's serious when it's called for, he also doesn't take himself too seriously and has a great sense of humor.
In this day and age, I know it can be tempting to use one of the online discount brokerages to try and get a rebate. And I know there are agents at traditional brokerages out there who only help reinforce that temptation.
