When we decided to buy a house last year we had no idea how or where and especially when it was going to happen. We had heard and read so many stories about the crazy LA market we were honestly bewildered by it all. But despite that, we jumped in and started our search in March of 2018. And although we met with a couple of realtors no one seemed like the right fit, so we decided to try some Real Estate apps instead. After 3.5 months of searching every weekend and submitting a handful of offers that led nowhere, I mean NOWHERE, we were feeling a bit defeated. In our search we visited A LOT of open houses and met a number of realtors. But from all those realtors none took the time to follow up with us except for Shannon. And although we were still naively thinking one of those Real Estate apps would do the trick we decided to meet with her. What could we lose right? Working with Shannon Shue was nothing short of amazing. She is extremely knowledgeable, focused on how to make things happen and a positive, upbeat person that made the both selling and buying a home an enjoyable process. There were challenges that Shannon navigated like a true champ, like negotiating the price at $1,175 per square foot for livable space in Mar Vista and building in the option to perform a 1031 exchange with 180 days to complete the sale of a replacement property. She was able to get the developer to complete the transaction, and with many moving parts, was also able to close escrow on another property in a timely manner. Shannon orchestrated both transactions seamlessly, which included selling the property in 'as-is' condition as well as collaborating with my CPA on tax issues that ultimately informed the terms of the sale.
Shannon's relationships, positive attitude and hard work really opened doors for me. She knew most listing agents and was able to give me a realistic idea as to what offers would be made and what it would take to get me into the house of my dreams. The first few times I held back, falling short by $5,000, I quickly leaned that Shannon has here finger on the pulse of the market and the next time I offered what she recommended and it worked! She is patient and knows the in and outs of estimating repairs, supported me in the ups and downs and was always available for me when I had questions or needed to be walked though various steps of the buying / selling process. As a nervous first time buyer, I wanted an agent who would not just fight for me, but would also hold my hand whenever the process threatened to become a little too daunting. I spent several months researching the market and various neighborhoods before I was ready to look in earnest, met a lot of competent realtors along the way, but was the one who most put me at ease with her professionalism and demeanor, and was truly attentive to my needs and 'wish list' for my new home. When we found my future home, she made the offer process quick and painless, and when a couple of issues came up in the inspection process, she was able to negotiate repair credits that I think were fair to both me and the seller. Shannon and her attentive team did a lot of hand holding for me as a first time buyer. They do an initial on-boarding interview to determine budget, area, etc, but they also address the emotional aspect of buying property. Doing so speaks to the tailored experience you'll get with Shannon who still manages to remain high touch with everyone despite the growing size of her team. Once we found the house we wanted Shannon worked tirelessly to help close the deal in less than 30 days, including pushing our loan officer to process our approval faster than normal.
