My husband and I embarked on a two-year search to find a second home. Our search had been hindered and helped with some good, so-so, and some nonresponsive Realtors throughout our search in the various areas we were looking. Luckily, we decided to check out the Mount Shasta area, and as we were dining at a restaurant, my friendly husband struck up a conversation with the neighboring table and shared our plans to check out the area to possibly buy. The woman was kind enough to share her insight on the Mount Shasta area and recommended Krista to us as a Realtor. What was memorable to us is that she stated Krista is not your typical Realtor, that she goes above and beyond for her clients. We contacted Krista, and she was friendly, personable, responsive and excited to show us some properties in the area. We stayed an extra day to look at properties before heading back home to the Bay Area. She made good use of our time as we don't live in the area, and we found her to be knowledgable about the area and in the properties we inquired about. She was excellent at following up on anything we had questions about. She is knowledgeable about the area and the properties on the market, even gave us recommendations for restaurants and area activities, service people (cleaning service, handiman) and introduced us to a new buyer in the area. Our buyer actually left our new home in a dirty condition and she was so kind to pay for a cleaning service to come and clean the home for us. Overall, we were so pleased working with Krista and also find her to be a wonderful person overall who cares about her clients. We really felt we were in good hands working with her. Also, being 4.5 hours away, she made the buying process seamless for us.
Krista is a lovely woman. Very friendly, clearly experienced and a warm personality. I enjoyed our conversations and interactions. However, I had several alarm bells go off over the course of our transaction where I felt she was not being transparent or openly communicative about key details.
1. She withheld disclosing to me that she was representing me as the buyer and the seller. It wasnt until I asked, several weeks into the deal, and she sent me a thumbs up emoji when I asked her. From the beginning, she was telling me to not ask for any repairs because there was a lot of interest in this property and the buyer would move on. Now I understand that she had motivation to protect the buyer. 2. A new septic system was put in and the backyard landscape was destroyed as an enormous area was bulldozed and dug up. The workers left behind a considerable amount of tree debris. When I first arrived to the home, and saw this, I commented a number of times to her about what a mess it was. She was silent. It wasnt until I met with the handyman later, who shared with me that that debris was meant to have been removed however the workers did not do so. I brought this to her and asked her to please ensure that this was completed however she withheld this information when I first commented on it. She did have it removed. 3. She gifted me with the first year is home warranty, which is customary. On the closing day, standing in my kitchen, I asked her what was included and she alluded to all of the appliances being covered. A little while later, I turned on the washing machine for the first time and it completely flooded out the entire area. I called my home warranty service and discovered that she did not purchase the plan that included appliances, even though she led me to believe that she did. When I asked her why she did not spell this out more clearly to me, she inferred that I shouldve read the small print on the contract with defensiveness. The flood was because the handyman who was fixing up the house for sale, neglected to put the washer hose in correctly so it was not attached and it flooded out the back. There was no acknowledgment or responsibility taken for any of this and I had $1000 repair bill which I do not believe was my responsibility. 4. Lastly, my elderly mom is moving into this home who is nearly 70. I was asking Krista about what the winters were like I that neighborhood as its higher, if the snowfall is more than in town, if a 4 wheel drive vehicle is needed etc. She significantly diminished any of these questions. Now that my mom is moved in and preparing for winter, and speaking to the neighbors, we are discovering that the snowfall a significant, the winds are severe and it is likely she will not be able to get out of the house in her car because she does not have four-wheel-drive. This is upsetting that this was not revealed when I first inquired as my mom moved from out of state.
Krista did offer some gestures along the way, which I am grateful for, but all in all I must say I am disappointed and in retrospect, I wish I had worked with a broker that represented me solely as I feel perhaps they wouldve been more transparent and advocating for me as the buyer. I truly enjoy her as a woman, however, sad to say, I would think twice before employing her services again. 2021
