Good Afternoon to Who it may concern, I am writing as a testimonial for my experience with Denise Kopasz who was my real estate agent on a recent purchase of a property in Eastham, Massachusetts. My experience began with the need to sell property in Cambridge, Massachusetts in order to finance a large portion of the purchase price of the future property in Eastham. The process included an IRS 1031 exchange which allows the sale of the former property to remain untaxed under capital gains rules, and thereby supplying the full proceeds to the new property purchase. The sale of the former property was subject to the current pandemic restrictions on vacating a tenant from the former property. This effort began in January 2020 and finally concluded in September 2020. Denise stayed with the process through thick and thin, found a energetic Attorney to assist in the sale process which included the need to find a 1031 exchange IRS middle man to process the sale proceeds according to IRS rules, and assisting my Cambridge Real Estate agent in all ways needed to allow the full price sale of Cambridge property. In addition to the above issues, the Eastham property was held by a Local Trust which required interface with the Trust Company and the Trustee who resided in Virginia. All complications which would dismay many others, were handled by Denise efficiently and to my satisfaction. I believe that it is not possible to find many Real Estate Agents who can and will do the follow up work which was required to find answers to many problems, deal with the local Board of Health, Conservation Commission and buyers Attorney as was frequently necessary on this long time consuming Property Sale.
