Ross got us top dollar. We live in a neighborhood where all the homes were built at about the same time by the same builder and have similar floor plans and materials. Accordingly, it is relatively easy to determine comparable home sales. It is my understanding that Ross obtained the top price for a comparable home - by a healthy margin. He obtained these premium results (1) during the pandemic in 2020, (2) with a large water tank across the street and (3) with a major construction project about to begin on the street.
He also closed quickly. We had more than a dozen showings the first weekend, had four good offers by Monday, and were under contract with a cash buyer by Tuesday or Wednesday. The deal closed about 30 days later.

My situation, being an absentee owner of a rental property, was particularly challenging. The sale could have taken months but instead it was just weeks before we had a solid contract in place.
