I sold this 120 year old house for a dear friend who had to move into assisted living. It had been neglected for years and needed a lot of work. We spent to the limit of my friend's equity line of credit, but there were a lot of things that we couldn't afford to do.
Peggy and Marisa researched comparable sales, and I actually drove past each one. Some were a little better and some a little worse, but all were realistic comps. They priced it right and got a bidding war going right after the first open house. We got several offers over list. When unknown problems surfaced during inspections, the first buyer terminated the contract, but Peggy and Marisa stuck with us, changed the marketing plan completely, and found a buyer who would take the property in "As Is" condition, for an excellent price under the circumstances.
