I bought and sold this house with Lei Sun and her colleague, Ding Lu. Both are professional, knowledgeable, and each to reach. They responded my message timely, which reduced a lot of my stress of dealing with house selling and buying. They has a good sense of the market. When selling the house, we did the market analysis together, twice, to pinpoint the listing price -- and they also offered good strategies to attract multiple offers. At the end of the day, we received 7 offers, and were able to pick the best one. First, I am a dental office owner with a busy schedule and the housing market in Davis. Is there a heart search that we got outbid for several houses by the cash offer and I cannot afford to go view a lot of houses, and then make an offer sustainably. Where is the house that we are not purchase? The owner is a retired a Davis professor and a required to be on site when potential buyer view the house and that makes scheduling more difficult than usual and Lei took a great effort to coordinate the schedule between the owner and myself and then we find a time to look at the property. Lei also facilitated a nice conversation with the owner. Because of that, we got to offer for this property without a lot of potential competing buyers. The final agreed price per square foot is much lower than the market average, which is a great deal for us.
Second, Lei has a great team of support for buyers. When we having unsure answers to some of the key questions, she brought on board another experienced agent who provided the much needed sure answers, based on his experience. Furthermore, because my office is a relatively new office, and I have high cash flow, but not enough credit history. this made my loan process more complicated than typical Loan. Lei is helpful in this process by recommending different loan agents. When none of the loan agents were able to provide us a decent loan, Lei and her teammate agent took extra effort and provided a much needed the solution for us with private lender option. This further help us to reduce the monthly payment of the mortgage.
Third, because of my packed schedule, Lei has provided lots of help beyond a typical buying agents task: to visit the property for repair planning, inspection, coordinate with title company and insurance company, all that I could not afford to do.

Lei helped us to sell our house in Davis at the end of October. The market was cooling down and every agent I talked to told me it was not a good time to sell so don't set the expectation high. After a month of agent hunting we decided to hire Lei. She is warm, reliable, and always quick to respond. She and her Co-worker Mr. Ding Lu gave us advice on how to set the price to attract the right buyer. They also lend us decorations for staging, and hold two open house on the first weekend. I'm especially impressed by the video tour Lei took--- I've never seen other agent making videos like that.
