I could write paragraphs of nice things about Mike as a person but these are the three things about Mike as a realtor that mattered most when it came to finding a house we loved and getting an accepted offer: (1) availability, (2) market knowledge, and (3) his background in construction.
Things move really fast so having an agent who is available and responsive is essential. Mike answered all of our emails and texts within minutes. At night, on a weekend, didnt matter, Mike would respond right away. He wrote an offer letter for us on a Sunday night of a long weekend. Even after our offer was accepted and Mikes work was mostly done he was always available to answer our questions and help us through the process: the inspection, final walkthrough, even financing and closing; Mike helped us out.
One of the first things that Mike told us when we started looking at houses was that the asking price on a house doesnt mean anything. He was 100% correct. The price of homes is changing so rapidly right now that its almost impossible to predict what a house will sell for that is unless you grew up in the area and have been in real estate for decades in that same area like Mike has. He was spot on estimating what a house would sell for after spending 15 minutes in it. This was incredibly important when deciding on what to offer, and what the maximum offer would be that wasnt grossly overpaying for a house.
Lastly, he has a background in construction that becomes apparent when you get into the guts of a house. Think attic or basement, not the glamorous parts that you can just paint over but the bones of the house. Mike was able to diagnose if there were any significant problems with the construction, wiring, plumbing, heating, etc that would come with a large bill sometime down the line. Many offers these days have inspections for informational purposes only or waive them altogether. Having Mike be able to do a quick assessment of the house made us feel a lot more comfortable with an inspection for our information only. And guess what, he was spot on again. The few major things that the inspector found Mike had already warned us about.

It was important to us that we found someone who was knowledgeable, honest and would never pressure us to make an offer or make us think that the priority was their commission. As we began working with him in looking for our home, we were pleased with his responsiveness and thorough communication. When we decided to make our first offer (and subsequent offer) he was quick to draw up the offer and talked us through the different levers we could pull to make sure our offer was competitive and attractive, especially in this hot market. On our first offer, we struggled getting an updated pre-approval letter from Rocket and were displeased by their level of communication and responsiveness; because of this, Mike recommended a mortgage company that he worked with in the past. This proved to be important in our house buying process.
By the time we found the house for us and our offer was accepted, Mikes mortgage company he recommended helped seal the deal by having a phone call with the selling agent to provide her (and the sellers) with the confidence that we had the financing to back our attractive offer. Mike also recommended the legal team that helped us with that side of the closing process and they were great to work with, too.

But he calmly chatted with us Sunday morning, quickly earned our trust (the easiest decision of the process) and we saw the house together Sunday afternoon.
He made a difficult process (our first) as easy as it could possibly be. He didn't claim to have every answer, but gave us the information that he did have, gave us his advice, but also let us know in the end that it was our decision, and that either way would be a good decision. We went through a few rounds of "personal letter writing," "best and final offers," and final negotiations, and Mike guided us through every stage. He also provided information on potential home improvements (as he was a contractor in a past life), going above and beyond in helping us shape our final offer.
Once our offer was accepted, he helped us through the mortgage, home inspection, and all of the other stages, up until the closing. Because of Mike and his honesty and commitment to us we truly did buy "the house of our dreams"! The biggest take away we can give on working with Mike is our results. If it were possible to give Mikel a 50 star rating I would because 5 stars does not come close to what he should receive for the outstanding service and professionalism he provided in both the rental of our condo unit and then eventually in its sale. nWe first met Mikel in 2012 when he was selling a condo unit next to our unit. We asked him if it would be possible for him to list our unit as a rental property. We explained that we had other realtors list it for rental and it has been sitting vacant for months. nWithin one week of asking Mikel to list it, he had screened and found us tenants. I gave him a call and was glad I did. Right off the bat, he set up mls to send me emails during the day of places I might like. He found a couple house we went to see together, and I looked on my own on Zillow for houses too on the weekend. When we went to the house we walked through the whole thing and quickly were able to assess whether it was a house I would like live in, and if there was any potential to make a profit when I sell it. Mikel is the absolute best there is in the real estate game. We used him 4 years ago to purchase our first house in Quincy and it was the best decision we could have made. A specific example that sticks out when people ask about our experience with him is as follows. We had been looking for a couple months and were getting anxious to buy. My wife and I fell in love with a house and were not looking at the potential large cost fixes. Mikel having past experience in construction, called out various issues that would have needed extensive remediation. We decided to pass on that house and found the perfect starter house a few weeks later for our family at a great price. This illustrates the importance of having a great realtor when you are inexperienced with the process and emotions can drive you to make a costly bad decision. My wife and I referred Mikel to close friends of ours. I was happy with my experience with Mike and his team at Success. They were able to schedule a showing for a house one day after it came on the market, and helped me avoid being part of a bidding war. We were the first ones there and snatched up the property at a below market value price which I was trilled about. In addition, Mike was able to negotiate with the seller to pay for the closing costs (~$5K) (something that I never thought the seller would agree to, but he did!) n nThe property was somewhat in distress so there were all sorts of issues that came up during the process. When my husband and I decided it was time to sell our condo in Quincy, we enlisted Mikel DeFrancesco as our listing agent. Best decision ever!
