Dont underestimate the difficulty in selling one of your most financially valuable possessions! Jim Stoneburner was soooo valuable to me and my family. I naively posted a second home online thinking, How hard could it be? Let me just say, THERE ARE REALTORS FOR A REASON. Without Jim I would never have made it through the many, many phone calls, emails and text messages of selling (mind you, I have a full time job) and if that were not enough- the TITLE part was a complete unknown. Jim was extremely responsive to buyers and to me as a seller, and made the process so much faster and easier, not to mention I would have been lost without his knowledge and guidance. He knows his lifes work. He is a realtor and I am a speech pathologist. I had no business trying to do a job that he has trained for and does well. Jim contacted me when I listed my house for sale by owner, I wasn't interested in working with a realtor because most can't really be trusted. After a conversation with Jim he convinced me he could help me sell my home. He explain properly getting it out there displaying it and getting it noticed was the key. So he broke it down and helped me understand how the selling market worked and answered all my questions about why things were done a certain way. I felt he knew what he was doing so I let him take the reins, I told him I just want it sold and that's your job, he said I understand. He lives out of town so I knew he wasn't gonna be right here showing it every time. Jim always kept me informed when it was being shown and buyer feedback to let me know what their opinion and concerns were. After several views and comments he made suggestions and price adjustments after consulting with me. Jim was always answering my many questions about the market and never had any doubt it would sell like he promised. When it finally sold( at what I had told him I was wanting for it and he made sure that wasn't a problem) he took care of everything including negotiating, title search and closing , so much that I signed my paperwork at home and he sent my proceeds out in the next few days. We had to do all the showings ourselves and he didn't even show up to shake our hands and say thanks for the $6,000 on the day of closing. I guess a lot of things happen behind closed doors we don't see, but for the visible portion, he was only involved in so much as sending text messages. He is not rude, though. He's super nice until you agree to work with him, then he's pretty hands off and aloof. Prepare your questions, as well, cuz he'll provide the barest of information about everything and you fill in the rest. If I ever buy or sell a property again I don't think I will even use a realtor... 2023
