1) She *really* got to know who we are , what we love and what does not appeal to us so much. 2) When we had just stepped into the housing market, and were wanting to get a feel for the pricing, square footage, etc., after her weekly broker tours, she went over in detail, about the houses on the market that week, over the phone. After that, we would pick the homes we thought was worth seeing in person. She quickly learnt about our needs. We found this mode of operation time efficient, while being exhaustive enough, given our busy lives with two young kids and full time jobs. 3) A couple months later, as we got familiar with the market and after we felt she knew exactly what we were looking for, we did not even have those long phone calls. She would send us house links over text, we would go see them in person and give her our feedback over text making it more time efficient. 3) While making offers, she strategized with us by preparing several offers for different scenarios - only offer, multiple offers, absolute max offer, etc. She planned ahead and meticulously, keeping the big picture in mind. 4) For the home we wanted to get and did end up getting, we had to make a preemptive offer the same evening before the open house the subsequent day. We have worked with Shilpa for three transactions, and would never consider working with anyone else again! More than 10 years ago, we worked with Shilpa to purchase our home in Belmont. She was so patient and diligent, making sure that we considered all the pros and cons to living in a hilly area. She was also the voice of reason when it looked like we were getting swept up in a Bay view, when we needed to consider the realities of hillside settling, steep stairs up to the front door, or on-street parking. In addition to the above, she is extremely well connected. It was rare that she didn't already know the sellers agent, which was really advantageous. Even when we lost bid, she would found out how much were we off by right away (and not wait 3-4 weeks for the status to update on MLS). To be honest, I was skeptical of the value of having an agent given that they take a hefty commission from seller. But after working with Shilpa we realized it's totally worth it. She is still helpful to us almost an year after we bought our house, in finding contractors, materials for remodeling our house. Shilpa represented my mother-in-law as a buyer and a seller 16 years ago. She did a fantastic job on both transactions. I knew if my husband and I ever sold our home, I would call her again.
In early February, we decided to sell. Inventory was low and it was an ideal time to put the house on the market. One problem, the house needed work - painting, lighting/plumbing fixture changes, powder room remodel (including flooring), staging, etc. All those things take time to find contractors and purchase materials. We wanted to get the house to market within 2 weeks, could we pull off a miracle?
I called Shilpa in for a consultation.
She agreed the home needed to get to the market quickly to capture buyer demand and low inventory. I asked her if she had the contacts/resources to make it happen and she said she did.
True to her word, in 2 days, I was meeting with stagers, painters, contractors. In fact, I had competitive bids for each. Because of the relationships she had with these professionals, they were able to squeeze our job into their schedule.
Shilpa consulted on paint color, spent hours looking for the perfect lighting fixtures, plumbing fixtures, vanity, and worked with the stager to enhance the look of the home. She knew exactly what appealed to a broad cross section of buyers.
In 10 days, from the time I called Shilpa in, our house was ready for market and it looked like a model home.
I will say this without hesitation, there's no other realtor that could have pulled this off. I knew Shilpa would be great, but this situation put me at a loss for words. It was jaw dropping.
I noticed Shilpa gets great reviews for attention to detail, knowledge of the industry, understanding and explaining contracts, pricing strategies, marketing strategies, understanding buyer qualifications, etc. I totally concur with that too. It's why I hired her in the first place. She was fantastic on all those points and it was important to me because in this time of stress, we needed someone we could trust and rely upon. These are major issues and you need someone who knows what they are doing. It's crucial.
Last but not least, Shilpa was caring. She always took my feelings into consideration. It meant a lot to me.
And as far as the bottom line is concerned, we sold the house in 4 days with multiple offers, significantly over asking. I couldn't ask for more.

We could not be happier we chose Shilpa to sell our Sunnyvale home. We were impressed when we saw her beautiful brochures for a nearby home (that sold for well over asking). She has great instincts and attention to detail. Shilpa really knows the market. She is tenacious with contractors and other realtors, doesn't let things slip, and communicates well.
