After getting no service from a so called "full service" flat fee agency, we were extremely lucky Judy Richards was available to list and sell our house. She had a for sale sign in the yard and photos on the internet in one day. The house sold in one month. We were in Europe when the offer came to buy the house. Not a problem for Judy who handled all the negotiations, sent us papers electronically, took care of issues with the title company, took care of all the banking business, checks, etc. and even offered to notify the utilities for us.
