My partner and I completed our first home purchase... in the Bay Area, during a really hot post-COVID "sellers" market. There were memes about how brutal the market was for buyers, but we felt pretty protected from the chaos. Why? We had an absolutely amazing agent on our side! When I made the decision to sell my condo in San Francisco during the pandemic, I was definitely nervous about selling in such a challenging environment. I had concerns that it may take some time to sell my condo in this environment, and ultimately decided that by going with Ruth, I wouldnt be left worrying whether my agent was doing everything he or she possibly could on my behalf to sell my condo.

From the moment I moved out, Ruth and team handled the vendors for painting, minor repairs, staging, etc to prepare the condo for market. The short version: Ruth Krishnan team is amazing! They will share their insights, navigate you in the SF market, skillfully negotiate with the seller agents. We scored a home of my dream on our first offer! The long version: Working with the Ruth Krishnan team will be one of the best decision you will make during your home purchasing process. Surviving in SF is hard, to thrive and call this city your home is an even bigger undertaking. Before we started looking around in February 2021. I was unsure that with my limited budget, getting a place was possible at all. Yesenia spent a lot of time trying to understand the type of properties I would like. She helped me set realistic expectations by providing past sales histories that are in my budget range and desired locations. Most importantly, getting over the fact that most units(not saying all) will be sold above the listing price. It is the reality in the current climate. So definitely set your zillow filter 10-20% below your max budget. Once I am better educated on the markets. We started to generate a list of properties that are interesting to me. Yesenia will comment each listing with the pros/cons of the unit, and her estimation of the sales price. If one falls within our range, she would quickly help me set up a tour. There was one thing that stands out to me the most. I casually mentioned a property and said I might check it out during one of the open houses. I was not expecting Yesenia to visit every properties I mentioned. I ended up running into her at the open house. It really showed that she pays attention to her client, and puts in the effort to help us make informed decisions. After a long period of searching, in mid August, we stumbled upon this amazing unit with a breathtaking view in the Pacific Heights neighborhood. It was just within my budget range. Yesnia and her team helped me prepared all the offer documents(It would be a lot harder if one agent has do it all, this is the benefit that she has a team to set all these up for us, so we could write offers so quickly). We spent two hours on the phone going through each items. It was a long document! She was able to explain it in simple terms, and patiently answering my questions if I didn't understand them the first time. She spent a lot of time with the seller agent(Suzanne Agasi, who is an amazing and inspirational women!) to obtain as much information about the properties as she could. We compared similar properties and agreed on a strategy for how to submit our offer. I won't spill the secret, but she was tactful, and we made a educated decision on our price. We ended up got our offer selected on the first try! Closing was smooth sailing as well. I worked with a loan officer Yesenia recommended. We have our unit appraised for the exact price we offered(). Yesenia made sure I keep a constant line of communication with the escrow office to prevent wire fraud(can't be too cautious, she will tell you more about it). She continued to follow up even weeks after I moved in, to make sure everything is well. The difference between a good agent and great agent was the attention to details throughout the buying/moving process. Yesenia and her team (Shoutout to Lauren who covered her when Yesenia was busy) gave me several lovely surprises after closing(again won't spoil it for you), which makes the whole buying journey special and stress free. But it didn't end there. The San Francisco real estate market is bonkers; we all know that by now. Ruth and her team wowed us on the buyer side when she helped us buy our house back in 2017. Given the crazy SF market, I believe we would not have gotten our house if we were working with a different realtor. She was the badass/pitbull/shark we needed to compete and win. So when we decided it was time to sell our beloved house this spring, Ruth was the only agent we considered. Just yesterday, I was on the phone with a really good friend who moved to London last year and I just sprung it on him that we bought a house.

Ruth took over as my agent to sell our 4 unit building after another real estate agent had over priced the building and made series of bad marketing blunders. If you think all Realtors are created equal, I can tell you they most certainly are not. n nFrom the get go, the difference in which the two real estate agents worked was night and day and I was simply amazed. I own multiple investment properties and have worked with numerous Realtors, but upon meeting Ruth I felt like a new world was opening up in front of me.
