It was clear in my search that waiving inspection would be almost required to win an offer, but I wanted to try to do a pre-inspection to allay any concerns that the house would have expensive unseen issues. Jeanne did a lot of research to identify several companies that would do pre-inspections. This in-depth research proved critical when I was interested in offering on a house with a tight time frame so that we could work together to explore several options for available pre-inspectors before offers were due, in the few showing slots available. When this house was being shown, Jeanne was actually on vacation, but she still did a lot of legwork to coordinate with me for a second showing with someone from her office, during which I could have a walk through with the pre-inspector. Jeanne's coordination was so appreciated as the inspection gave me comfort to waive inspection on the house which was likely critical in me winning the bid on this house. While writing up the offer, Jeanne was especially communicative with my lender to ensure we set contingencies to make my offer as attractive as possible.
Along the way, Jeanne's knowledge of Metrowest and the real estate business was always useful to sift through available listings. In every option that showed up, Jeanne was able to notice a key detail like the type of septic system, the location of the house, the company that was selling the house, etc, which would give me extra context on an option so I could weigh the pros and cons. In a few cases, Jeanne's connections within the Metrowest Real Estate market enabled me to get a heads up on showings that were coming soon so I could have extra awareness of available options in the area.
During closing, Jeanne had lots of great advice on attorneys or insurers to work with, and key deadlines and steps I needed to take. She was timely in sharing documents between the parties involved in the closing, and communicating between me and the seller through the sellers agent. When we first began our househunt and realized we loved antiques, we were looking for realtor with expertise and experience with antique homes. I did a google search and found Petraglia and sent a message and Jeanne wrote back that she would help us. From the first house we saw with Jeanne we were blown away by her knowledge about the homes. We expected that the ultimate buyers would come from the small (and infrequently looking) pool of people that were looking for an old house in our area. Jeanne was instrumental in selling our house to a family that didn't fit that mold. A family with kids, dogs, that was looking for a fun place to live in with lots of nature and room to roam.
The buyers that gave us the offer weren't specifically looking for an old house, so we weren't real hopeful that they would be interested. But Jeanne knew that they had an active family and wanted something with lots of room to grow and lots of nature. She showed the the wonderful yard and river that abuts it, and all of the conservation land that surrounds the property. She helped the family to understand that, while they might be able to make changes to the house to fit their life style, they couldn't grow a forest and plant a river, and have 1000 acres of protected space. And furthermore, these properties will be harder and harder to find as new houses are built.

My ex-husband and I chose Petraglia Real Estate to sell our house after another real estate agent did not work out. Our reasons for choosing this brokerage was because of their expertise in selling older homes. Our home had been built in the 1700's, and we quickly found out that not just any agent would do!
